In a significant turn of events, residents from some of Cape Town's most affluent suburbs, including Constantia, have expressed deep dissatisfaction with the Democratic Alliance’s (DA) property valuation and rates model. This comes in the wake of a recent High Court ruling that deemed the model unlawful, triggering a wave of frustration among long-time supporters of the DA.

The current system, which ties property valuations to higher fixed charges, has not only alienated many residents but has raised serious concerns regarding the DA's commitment to addressing the needs of its wealthiest constituents.

Affected residents argue that the property rates model unfairly penalises homeowners in areas where real estate values have skyrocketed, leading to substantial increases in taxes. According to various sources, many residents have been left feeling that their voices are being sidelined in this debate, despite their significant contributions to the city’s finances.

One resident, who wished to remain anonymous, described the situation as “a financial burden” that has made living in Constantia increasingly unsustainable. “We’ve been loyal supporters of the DA, but it feels like they’re more interested in collecting taxes than in listening to us,” they said.

Another resident explained that while they understand the need for municipal funding, the sudden spike in rates due to property valuations has created unintended hardships. “We’re being punished for owning property in a desirable area, which we feel is fundamentally unfair,” they stated.

The High Court's recent ruling forced the DA to reconsider its rates model, which had been a key component of their revenue strategy. The ruling declared that linking increased property valuations to higher taxes violated residents’ rights. This verdict has sparked a wave of political disillusionment among property owners, particularly those who have traditionally backed the DA in local elections.

As the city prepares for the 2026 local government elections, the DA’s relationship with its affluent voter base is under intense scrutiny. Many longtime supporters are beginning to question whether their concerns are truly being addressed or if they are merely seen as a revenue source by the party. Several residents have expressed a desire to become more politically active, stating that they will consider supporting alternative political parties if the DA fails to rectify the situation.

Political analysts suggest that the DA could face significant ramifications if they do not respond to the concerns of these voters quickly and effectively. "The wealthier segments of society contribute significantly to Cape Town’s economy, and losing their support could have far-reaching implications for the DA’s future policies," an analyst noted.

Additionally, there are concerns that the dissatisfaction expressed by these residents may resonate with a broader constituency, particularly among those who may feel similarly neglected or burdened by the rising cost of living.

In light of these developments, the DA has released statements reinforcing their commitment to reviewing the rates model. “We are dedicated to ensuring that all citizens of Cape Town feel heard and supported,

I am interested to see how the DA responds to this High Court ruling. If they continue to push a model that has been deemed unlawful, they are going to face a very difficult election cycle.

This is a classic case of tax by stealth. When the courts intervene, you know the policy is fundamentally flawed and likely ignores the actual economic reality of the homeowners.

I live in Constantia and my latest statement was a complete shock. There has been no transparency from the council regarding how these figures were actually calculated.

The DA has clearly lost the plot with this model. It feels like they are squeezing the middle and upper-middle class to cover up for their own budgetary mismanagement.

While I understand the frustration of the affluent suburbs, we have to consider how the city funds infrastructure for the less fortunate areas. Rates must be balanced fairly across the entire municipality.

It is about time someone challenged these valuations. Many of these residents have seen their rates hike up disproportionately without any noticeable improvement in local services.
